BACKGROUND & NECESSARY ACTIONS TO TAKE
About 16, 17 years ago, over 450 persons/ families invested in Billy’s Green Wood Residency’s construction project located in Karachi. Many of them are foreign residents who settled outside Pakistan. Due to the lack of progress on this Project, they are now under the impression that the builder is running a Ponzi scheme as he keeps requesting more funds for construction of the project which was never part of the initial understanding or initial agreement.
Unfortunately many people already paid excessive amounts upon demand due to fear of losing their previous investment and in a hope to settle the matters forever but most of the time it did not work out either. Excessive amounts have been demanded up to 60% of the original price of the unit. Many buyers found accounting errors too by the builder showing lower payments than paid by the buyers. Many buyers reported that the builder refused to give them a signed payments statement. There are reports that they are selling the same unit to multiple buyers.
Builder promised to many buyers in writing that there will be no escalation on face price till the possession of the project. The builder also promised many of the buyers in writing to pay the monthly rent according to current market rate, if builder did not give possession of the apartment/ duplex/ cottage within 40 to 46 months from the date of the booking. Builder promised that the payments of monthly rent will continue until the date of possession. No one of them received these payments either.
Builder has promised to get a loan for each unit of Green Wood Residency from HBFC, between 20% to 30% of the total unit cost. Hafeez ur Rehman Butt verbally assured to the Buyers that there is very rare chance that HBFC will decline the loan. It was just luring tactics by the Builder. Builder was never serious to get that loan. This caused additional burden to the Buyers. Lies and Lies.
Now we decided to unite the people who purchased from Billy’s Green Wood Residency and lost all the hopes. We already have created a list of about 90 people but we want all of the buyers on board to create the strength within.
We will seek legal recourse to pursue criminal charges against this builder and will demand recovery of damages during this time after we get maximum numbers of people on board. We want to discuss all available options first with the proper governmental and regulatory authorities before proceeding further. Units were sold to buyers by Hafeez ur Rehman Butt who was owner of Billy’s Green Residency, Orient Housing Services, Orient Builders, Orient Construction and Orient Group of Companies etc. Since he was ex-chairman of ABAD, this was providing him a lot of credibility.
